Terms and Conditions (Summary)

Cancellations: Free cancellation with full refund if cancelled at least one month before arrival.If cancelled within one month, we will offer a refund only if we are able to re-let the property. In that case, you will be refunded the re-let amount minus our payment provider’s booking fee.

— Please note: Our cancellation policy is more flexible when booking directly with us, rather than via third-party platforms.

Guests: Only named guests are permitted to stay. No sub-letting or overnight visitors.

Arrival/Departure: Arrival from 16:00. Departure by 10:00. Usually we can offer a 2PM check-in for booking direct.

Pets: Pets are permitted with prior agreement. Any damage caused by pets will be charged, so please do not leave pets unattended if they are visiting briefly with prior agreement.

Smoking: No smoking is permitted inside the property. A £200 fine will be charged if this rule is broken.

Cleaning & Care: Accidents happen. If any damage occurs, let us know as soon as possible so we can make repairs/replace before the next guests arrive.
For any spills, please notify us immediately — we have excellent stain removers, but quick action is essential!
Complaints: Please notify us of any issues during your stay so we can resolve them as quickly as possible.
